Is a Level 1 survey right for your property?

A Level 1 survey is generally suitable for conventional houses, flats and bungalows in good condition. It is most appropriate when you need a basic overview and the property has a straightforward construction without significant alterations.

If you want advice on repairs and maintenance, consider a RICS Level 2 Homebuyer Survey. For older, substantially altered or complex properties, or homes requiring significant repairs, a Level 3 Building Survey may be more appropriate.

What does the survey cover?

The survey provides a visual inspection of accessible parts of the property, with condition ratings identifying significant defects, risks and matters requiring further investigation.

It is the least detailed of the three RICS Home Survey levels. It does not provide detailed repair advice or repair cost estimates.

The inspection is non-invasive. Concealed areas cannot be assessed, and services are not subjected to specialist testing.

Best suited for:

New or recently built homes.

Properties in generally good condition.

Buyers seeking a low-cost, entry-level survey.
