• RICS Level 3 Building Surveys in Aylesbury and Buckinghamshire

Buying an older, altered or complex property? Our RICS Level 3 Building Survey provides a detailed assessment of its condition, helping you understand significant defects, repair priorities and potential costs before committing to the purchase.

MCG Surveying Services Limited is an independent RICS-regulated firm based in Aylesbury. We provide practical, clearly explained advice tailored to the property and your plans.

Is a Level 3 survey right for your property?

A Level 3 Building Survey is generally suitable for older properties, buildings of unusual construction, substantially extended or altered homes, and properties in poor condition. It is also worth considering if you are planning significant renovation work.

For a conventionally built home in reasonable condition, a RICS Level 2 Homebuyer Survey may provide the detail you need. We can help you choose the most appropriate service before booking.

    What does the survey cover?

The survey includes a detailed visual inspection of accessible parts of the property, including roof coverings, chimneys, walls, windows, floors, roof spaces and visible service installations.

Your report explains significant defects, their likely causes and the potential consequences of leaving them unresolved. It provides advice on repair options, priorities and further investigations where needed.

The inspection is non-invasive. Concealed areas cannot be fully assessed, and services are not subjected to specialist testing. A building survey does not include structural calculations or the design of alterations.

    Repair budgets and priorities

Our Level 3 reports include indicative budget costings for significant repairs where reasonably practicable. These help you plan expenditure and understand which works deserve early attention.

Budget figures are estimates rather than contractor quotations. Actual costs depend on the scope of work, access, materials and any concealed defects uncovered during repairs.

    Drone roof inspections included

Drone roof inspections are included as standard, subject to weather, location and flight restrictions. Aerial photographs help us assess roof coverings, chimneys, flashings and gutters that may be difficult to see from ground level.

    Best suited for:

    Period or historic buildings

Properties with known defects or in poor condition.

Older homes, or those built before 1930.

Properties that have been heavily extended or altered.

If you're considering a property that raises questions about its condition or structure, the RICS Level 3 Building Survey offers the confidence and clarity you need to proceed with peace of mind.
