Is a Level 2 survey right for your property?

A Level 2 survey is generally suitable for conventionally built houses, flats and bungalows in reasonable condition. Suitability depends on the property’s construction, condition and alterations, rather than its age alone.

For older, substantially altered or more complex properties, or homes requiring significant repairs, a Level 3 Building Survey may be more appropriate. We can help you choose before booking.

What does the survey cover?

The survey includes a visual inspection of accessible parts of the property, including the roof, walls, windows, floors, roof space and visible service installations. Your report explains significant findings, condition ratings and recommended next steps.

The inspection is non-invasive. Concealed areas cannot be assessed, and services are not subjected to specialist testing.

Drone roof inspections included

We include drone roof inspections as standard with our Level 2 surveys, subject to weather, location and flight restrictions. Aerial photographs help us assess roof coverings, chimneys and gutters that may be difficult to see from ground level.

Best suited for:

Modern or post-1930s homes.

Properties in a generally maintained condition.

Buyers needing practical advice without a full structural survey.
